Check This Property Before You Buy

Before you commit to a property, know what you're buying into. Our Pre-Purchase Planning Check gives you a clear, expert assessment of your site's development potential and its hidden pitfalls. We analyse zoning, building heights, setbacks, heritage overlays, flood zones, and infrastructure capacity, so you discover whether your vision is viable, what approvals you'll need, realistic timelines, and potential costs - before you exchange, not after.

Before you buy, know what you're buying into

Before you commit to a property, know what you're buying into. Our Pre-Purchase Planning Check gives you a clear, expert assessment of your site's development potential and its hidden pitfalls.

We analyse zoning, building heights, setbacks, heritage overlays, flood zones, and infrastructure capacity. You'll discover whether your vision is viable, what approvals you'll need, realistic timelines, and potential costs.

Why it matters

Who this is for

Whether you're a homeowner planning an extension, a builder scouting sites, or a developer evaluating a portfolio, a planning check is your first step to a smarter investment.

Get expert planning clarity. Invest with confidence.

Don't buy based on assumptions. Check the property's potential first.

How it works

  1. Tell us the address and your plans

    Same or next business day

The property you are considering, and what you want to do with it - an extension, a new build, a subdivision, or a commercial or industrial use.

  2. Site and controls check

    2-4 days

Zoning, permissible use, height and floor space controls, and whether heritage, flood or bushfire overlays apply.

  3. Written assessment

    Within 3-5 business days

Viability, the likely approval pathway, a realistic timeline and an indicative cost, set out in a report you can act on.

  4. Talk it through

    As needed

A call to walk through the findings before you decide, while there is still time to act on them.

What we take off your hands

What EHUP handles

  • Zoning, building height, setback and floor space checks against what you actually want to build
  • Heritage overlay, flood mapping and infrastructure capacity assessment for the specific site
  • Identifying deal-breakers before you exchange or settle, not after
  • A realistic read on which approval pathway applies and how long it will take
  • Indicative cost and timeline for the approval your project will actually need
  • A written assessment you can rely on for a purchase decision, a lender or a partner

What you don't have to deal with

  • Exchanging on a site that cannot deliver the development you have planned
  • Discovering a heritage, flood or infrastructure constraint after settlement

Frequently asked questions

What exactly do you check?

Zoning and permissible use, building height and floor space ratio controls, setbacks, heritage listing or heritage conservation area status, flood mapping, and whether the site's infrastructure - stormwater, sewer, road access - can support what you intend to build.

Is this the same as a full feasibility study?

It is lighter and faster than a full feasibility study, and purpose-built for a purchase decision - typically a matter of days, matched to a cooling-off period or exchange deadline rather than a multi-week design-stage feasibility exercise.

Who is this for?

Homeowners planning an extension, builders scouting sites, and developers evaluating a portfolio all use this the same way - to know a site's real potential and its constraints before committing capital to it.

Can this be done before my cooling-off period ends?

Usually yes - tell us your settlement or cooling-off deadline at the first call and we will confirm whether the timeline works before you engage us, rather than after.

Residential Council Approval

Most residential developments do not need a full Development Application.

Commercial & Industrial Approval

Commercial and light industrial projects span a wide range - from a cafe fitout that can be certified in two to three weeks, to a warehouse development where the capital at risk makes feasibility the first priority, not documentation.

Preliminary Planning Assessment

A preliminary planning assessment is the report you commission before spending money on design.
